Life Lease Housing
An alternative to traditional home ownership or renting
Sandhills offers secure, affordable living for active adults aged 50 and older in the heart of downtown Kitchener. As a not-for-profit corporation, Sandhills uses a market value life lease model where both the purchase and the sale are based on current housing markets.
What is Life Lease?
While Sandhills retains ownership of the property, life lease housing lets you purchase the right to occupy a Sandhills suite for as long as you live in your unit and until re-sale, while Sandhills retains ownership of the property.

Financial benefits:
- Affordability—in a vibrant community setting ranging from $250,000 in 2026
- Lower initial cost—compared to purchased condominium units
- No land transfer tax—on the purchase of the life lease
- Rights to 92% of your equity—based on market value upon resale, less realty fees
- Reasonable monthly fees—covering property taxes, and maintenance
